315 Acres atop Jenkins Mountain — A Conserved Mountain Legacy “We abuse the land because we regard it as a commodity belonging to us. When we see land as a community to which we belong, we may begin to use it with love and respect." -Aldo Leopold Spanning 315 acres across the top of Jenkins Mountain in Rappahannock County, this parcel presents the rare opportunity to become the steward of an entire mountaintop—an extraordinary property defined by privacy, conservation, and some of the most expansive seasonal views in the county. The land was once divided into six separate parcels envisioned for development along the mountain. Rather than see the ridge line developed piece by piece, the current owner acquired all six parcels, brought them back together as one property, and placed the land under a Virginia Outdoors Foundation conservation easement. The result is something increasingly difficult to find: hundreds of contiguous acres encompassing the summit and ridges of a Blue Ridge mountain, protected for generations to come. An established private road climbs the mountain and provides access to both ridges—significant infrastructure with an estimated installation cost approaching $200,000. Although this is a mountaintop property, the ridgeline offers a surprising amount of level, usable land. Please refer to the topographic maps included in the photo section for additional detail. At the top, the property opens to remarkable seasonal 360-degree mountain and valley views. The western panorama is particularly exceptional: approximately 180 degrees, stretching from south to north, looks toward Shenandoah National Park and across an immense landscape of protected land. Much of the surrounding landscape is protected, helping preserve the natural character and expansive views that make this part of Rappahannock County so special. Although permanently protected by conservation easement, the property retains the ability to become an exceptional private mountain retreat. The easement permits the construction of a cabin or residence and does not impose a limitation on the square footage of the primary home. Numerous accessory structures are also permitted, subject to the terms of the easement and applicable governmental approvals. Additional documentation concerning the Virginia Outdoors Foundation conservation easement, permitted improvements, and restrictions is available upon request. Located in Gid Brown Hollow near Quièvremont Vineyard, the property offers remarkable seclusion without sacrificing proximity to the area’s most desirable destinations. Washington, Virginia—home to the renowned Inn at Little Washington—and the village of Sperryville are both just a few miles away. Shenandoah National Park is equally close, placing some of the region’s most spectacular hiking and protected wilderness practically at your doorstep. For the next owner, the appeal is as much about what has already been protected as what can still be created: the ridgelines, forests, views, solitude, and extraordinary experience of owning approximately 315 contiguous acres across the top of a mountain. It is an opportunity for someone who values conservation, privacy, and stewardship to carry forward the legacy of preserving Jenkins Mountain as a unified landscape while creating a home or retreat within it. 315 acres. One mountaintop. A landscape protected for generations.
